How to Stage the Living Room in Your Property in Bulgaria - 09 September, 2011
If you are trying to sell your property in Bulgaria, one of the best things that you can do to make it look more enticing for interested buyers at an open house is to “stage” the home in a beautiful way. Home staging is when you prepare the inside of your property in Bulgaria to show off how wonderful the space can look.

Most find it much easier to sell property in Bulgaria when it has furniture inside, as blank walls and empty floors make it difficult for buyers to image themselves living in the home. If a buyer cannot picture themselves living comfortably in the house, they are much less likely to buy it. Some home stagers even estimate that staging brings a 7-10% higher price for the home.

Staging the Living Room
One of the most important rooms for staging is the living room. In most properties in Bulgaria it is at the centre of the home and is a room where a lot of time is spent. If you are staging your living room, you will want to evoke a feeling in the potential buyer and cause them to make an emotional connection with the home.

Here are some tips for staging your living room in your property in Bulgaria:
  • Decorate with soothing, neutral colours but use bright and vibrant shades as accents.
  • If you have knickknacks, sculptures or other decorations, arrange them in groups of odd numbers such as 3 or 5. This is more dynamic and pleasing to the eye.
  • Consider bringing in a plant to make the space look more alive.
  • Avoid decorating with your own personal photos, collections or keepsakes. Too many personal items make it difficult for the potential buyer to imagine themselves living in your home.
  • If you have a large living room, group furniture together in small conversation areas to create a more intimate feeling.
  • If you have a small living room, purchase smaller chairs, sofas and tables to make it look bigger than it is.
  • Another tip for a small room is to reduce clutter and use less furniture, which will make the room seem much larger.
  • You can use mirrors to make a room look bigger and to add depth and interest.
  • A soft and tactile fabric such as a throw or a lamb’s wool or silk pillow can really add a luxurious feeling to a sofa or a chair.
  • Choose window coverings that let in as much natural light as possible, to make the room look large, bright and airy.
  • If there are dark corners, they can be illuminated by free standing lamps.
  • If you have carpets in your living room, have them professionally cleaned. Not only will this make them look new and soft, but it will also fill your home with a fresh, clean scent.

Now that your living room looks absolutely gorgeous, your home will stand out amongst the other properties in Bulgaria and is sure to sell much faster.
