How to Make a Lowball Offer on a Property for Sale in Bulgaria - 19 September, 2011
If you are buying property in Bulgaria, you can get a great house for an amazing deal if you can master the difficult art of making lowball offers.

When you make a lowball offer on a property for sale in Bulgaria, you walk a fine line between getting a great deal on the home and potentially offending the seller to the point that they will not want to do business with you. Before making your lowball offer, you will need to do your homework and find the magic number that is cheap but not too cheap, so that the seller has a good chance of going for it. A lowball offer is usually defined as one that it 15 percent or more below the seller’s asking price, but this can vary depending on the property. You will need to be able to justify to the seller why the house should be sold for lower than the asking price.

Making a lowball offer that gets accepted is a tricky skill to learn, so here are some tips that will help you in your negotiations:

Figure out how desperate the seller is to make a deal on their property in Bulgaria. Some home sellers are going to be very willing to negotiate an offer because they are motivated to sell their home quickly. If they have already purchased another home and closed the sale, they will be eager to move and make a deal. If the property has been on the market for a long time, they might be more open to accepting offers.
Argue your case for a lower price based on concrete reasons. Write up a cover letter citing comparable prices in the area and state why you feel like the asking price is too much for the home. This letter should be very tactfully worded to avoid offending the seller.
Be prepared to negotiate. If you make a very low offer on a property in Bulgaria the home seller will likely come back with a counter offer. Now the opportunity is there to negotiate and settle on a price that makes both parties happy.
Show the seller that you will be financially able to close the transaction right away, which makes them more likely to accept your lowball offer.
Sometimes a seller will be more likely to go for a lower offer on their Bulgarian property if you will accept a house with a few defects and repairs.
Don’t bother writing a low offer on a listing that is already under-priced. It is unlikely to be accepted and you might miss the opportunity to pick up a great deal.
Look for homes that are the last one in a new development. The builders will likely be desperate to get the unsold homes off their books so that they can close up shop and start on a new location.
Lowball offers also work well on homes that are being sold as part of an estate sale or divorce proceedings. In the case of an estate sale, inheritors of a property that they don’t want will be happy to get it off their hands. In a contentious divorce both parties will be eager to sell the home so that they can get on with their lives.

Offering a total that is lower than the seller’s asking price on a Bulgarian property can be risky, but if your offer is accepted you can get an amazing deal on a property in Bulgaria.
