How to Make a Rental Agreement for Your Property in Bulgaria - 26 September, 2011

If you are going to be renting out your property in Bulgaria, one of the most important things to do is to create a rental agreement for your tenants.

Many people who own property in Bulgaria rent it out to others while they are not using it. They might rent it out as a holiday accommodation, or as a longer term arrangement.  Making a rental agreement between you as the home owner and your tenant is very important so that everyone is on the same page and there is no confusion. A rental agreement will outline the specific expectations that you have as a landlord and the conditions for living in your home. If any disputes arise in the future you will be able to go back to the rental agreement to resolve them, so make sure that the document is as thorough as possible. It is a legal document, and it can be used in a court of law if any dispute should arise.

If you are creating a rental agreement for your property in Bulgaria, here are some tips:

·        You will need the full names of all owners of the property as well as all people renting the people, including first name, middle name, and last name.

·        It is also a good idea to include a description of the property, such as a land description, house description, and the make and model of the home. This will identify your property in Bulgaria, so the more information you can include the better.

·        Clearly outline the security deposit that is required. It can also be a good idea to take photographs of the property before the tenants move in so that you can verify the original condition of the home. If a tenant damages something and then claims that it was broken before they moved in, you will have proof that it wasn’t.

·        State all of the terms of the rental agreement for your property in Bulgaria. Include how long the tenant will be renting, how much for the monthly or weekly rent, when it is due, what late fees may be charged, and any other important information.

·        The rental agreement should also include when and how the landlord can have access to the property.

·        When the rental agreement is complete, have it drafted and signed in front of a notary.

·        It can also be a good idea to take photocopies of the identification of all parties who signed the document and attach it to the rental agreement.

Once you have created your rental agreement and your tenant has signed it, you will be ready to rent out your property in Bulgaria!
