Bulgarian Property Bargains - 17 December, 2009

In an uncertain global economic climate, Bulgaria remains one of the most buoyant real estate markets thanks to the number of investors attracted by the many bargain Bulgarian properties on offer. Bulgaria remains one of the cheapest countries in which to buy property and land; a fact that has kept the country firmly on the investing map throughout the downturn.

Property will always be one of the most popular investment vehicles, both in a bull and a bear market. The fundamentals behind real estate investment (tangibility; solidity; demand; long-term value; capital gain as well as rental returns, etc.) allow it to weather economic turmoil when other investment types such as stocks and shares can suffer much sharper losses. The global banking crisis may not have helped the real estate market (or indeed any investments) in the short term, but it has shown that the tangibility of bricks and mortar is often more favourable than the misleading fluidity of the money markets.

This explains why real estate investors are still active (indeed they are especially active right now, given that the first green shoots of recovery are evident), but what explains their attraction to property in Bulgaria? As discussed, property sales in Bulgaria are often driven by prices that are significantly lower than those demanded for similar properties in other European countries. But it is also due to the variety of properties available in the country. You can buy Bulgarian property that is perfect for the ski crowd or beach-lovers; city slickers or those who want a rural retreat. The Bulgarian landscape ranges wildly within relatively small geographical areas: from sandy beaches to snowy slopes, mountainous countryside to bustling metropolitan areas. This variety equates directly to a corresponding variety of purchasers and renters. Investors wanting to sell a property in Bulgaria for profit or rent it out long-term for regular returns have a greater variety of people to market to.

Finally, just as the fundamentals behind real estate help to keep the market healthy, the fundamentals behind Bulgaria as a country will always underpin its popularity with investors, purchasers and tourists alike. A great climate which allows for sunny beach holidays as well as perfect ski conditions, a beautiful landscape, friendly locals, proximity to the rest of Europe, and the availability of cheap flights will ensure Bulgaria's popularity with property investors for the foreseeable future.
